Abandoned Warehouse to Premium Pet Food Facility
Scenario
A premium pet food manufacturer in Denton, Texas, set out to expand production by adding a new facility to increase freeze drying capacity.
Known for its unwavering quality—proven when the owner ate the food for 30 days—the goal was to boost freeze-drying capacity to 10,000 lbs/hr on day one, with room to grow.
The 20,000 sq. ft. facility would house 10 new freeze dryers, but came with challenges: a butler-style building with no support steel, strict landlord restrictions, and a ban on ammonia-based systems.
The solution needed to be non-toxic, non-flammable, completely food-safe—and mobile enough to move if the lease ended.
Challenges
The existing facility was not designed for any support steel, causing several infrastructural challenges.
The property was rented, with landlord-imposed restrictions to navigate, such as no equipment allowed on the roof.
A system that could be relocated was preferred so that the client
could take it with them should the lease on their current facility end.
A non-toxic, non-flammable, ammonia-free solution was required to meet highproduct standards.
